Pre-Purchase Building Surveys

If you are considering purchasing a commercial or industrial property, you need to demonstrate as much (or more) care than if your were buying a residential property.

As a minimum, your bankers are likely to request a structural survey in all cases and an asbestos survey for any building built before 2000, as this is a legal requirement.

The structural survey will look at all external and internal areas of the property to provide an overview of the condition of the property.

At the same time though, we strongly recommend that the roof is thoroughly examined, especially if it is asbestos cement, or has areas of flat felted roofing.

That is because many of these types of roof tend to be in pretty poor condition and the survey report could be of enormous assistance in helping you to negotiate a better price.

Asbestos roofing problems in particular, are expensive and troublesome, so knowing potential these costs before you purchase can potentially save you thousands, or in some cases, hundreds of thousands of Pounds.

Rather than simply relying on the cheapest possible surveys to placate funders, we recommend all purchasers to have a survey that goes a little more in-depth and provides the purchaser with useful information, along with budegt-costed options for any repairs that may be required in the future.

By incorporating a structural survey with an in-depth roof report and an asbestos survey, you will save a considerable amount of money, as all of the on-site surveying work is carried out at the same time, by the same surveyors.

This is not true with many surveyors, since very few are also qualified to conduct asbestos surveys and even fewer are as experienced in conducting roof surveys as we are.
