Asbestos Roof Coating
Due to their age, many asbestos roofs are now developing problems or suffering from on-going problems that require constant attention.
Although it is possible to perform patch repairs on asbestos roof panels to seal cracks or holes, the costs can escalate on larger roofs with the need for more complex health and safety equipment being employed.
Some companies therefore choose to take a broader approach which involves cleaning down the roof, changing old and damaged roof lights and then coating the roof with a purpose-made waterproof sealant.
This approach is often the most economical, as any cracks or holes are dealt with at the same time and the new coating provides a complete waterproof cover for the entire roof which helps prevent future problems. The new roof lights provide significantly more light into a building than old degraded ones and many clients see an immediate improvement in working conditions.
It is important though, to choose the right coating system for your asbestos roof, as there are a number of systems on the market that are simply not up to the job and are likely to fail within a couple of years.

In general terms, the better coating systems start at around £30 per metre which includes for cleaning. Depending on the system chosen, this can rise to as much as £75 per square metre, though once you are in this realm, it might be more appropriate to consider alternative solutions to coating.
In the gallery below, we show a 500 square metre roof prior to cleaning and coating. The roof was netted to prevent falls through the roof and perimeter edge scaffolding was installed to prevent falls from the edge of the roof.
New roof lights were installed and patch repairs were completed in the form of DR (direct replacement) sheets which were overlaid on the existing damaged asbestos roof sheets and then coated to match the rest of the roof. All of the roof bolts were sealed prior to the two-part coating system being applied. Metal gutters were coated with a different sealant to prevent rusting and leaks.
